Although as an agent we act for the Vendor, you can rest assured that as a buyer, we will treat you with the respect you deserve. We won’t continue to market the property once your offer is agreed (except if the owner is a bank or building society as they have their own rules) and we’ll keep you informed every step of the way. We aim to keep our fall throughs to a minimum, so before we instruct your purchase we will expect proof of funds and/or an agreement in principle from a lender, as well as your proof of residency and ID for anti-money laundering regulations. It’s a good idea to have all of these things prepared before you even start looking, so you know exactly what price you can afford. If you don’t have a mortgage lined up, we can arrange for Cornell & Co. to contact you to tell you exactly what you can borrow. We can also arrange solicitors, removals and even furniture for your new home or investment!

Tenants

We also offer a sourcing service - We offer a property finder service for those of you want to invest, but don’t have the time or expertise to find the right kind of deal. For a fee, we can source the kind of deal that you’re unlikely to find on your own. Using our extensive contacts and methods of sourcing off market deals, we can find you the right investment on a ‘no completion, no fee’ deal. Once we’ve found you this great deal, we can even assist with any updates or repairs it may need using our panel of trusted contractors and even add furniture if necessary. Finally, because we’re lettings experts we will obviously only choose you properties that we know will let fast at good rents, and the final step, we can quickly fill it with a rent paying, fully vetted tenant and look after it for you during the tenancy. Basically, you tell us what you’re looking for and we’ll source it and create a high yield investment for you whilst you sit back and relax. This is what we do best!
